Passive Income from Domains: Building a Self-Sustaining Portfolio

Domain investing is often portrayed as buy-and-flip, but the most sustainable portfolios generate ongoing passive income that covers renewal costs without selling names. Three streams make this possible: parking revenue, lease payments, and affiliate redirects.

Domain Parking Revenue

Domain parking places pay-per-click advertisements on undeveloped domains. When someone types a domain directly into their browser and clicks an ad, you earn a share of advertising revenue.

The major parking services in 2025 are Sedo Parking, ParkingCrew (now part of Team Internet Group), and Bodis. Each has different strengths:

Sedo Parking integrates tightly with Sedo marketplace. Every parked domain simultaneously displays keyword-targeted ads and a for-sale page with your asking price. Revenue share runs 60-80% to the domain owner depending on volume tier. The advantage is dual-purpose: you monetize traffic AND stay visible to buyers browsing Sedo.

Bodis has become the preferred parking provider among serious domain investors for its transparent reporting dashboard and competitive 70-80% revenue share. Bodis lets you customize landing page templates, configure A/B tests between ad layouts, and view granular click-level analytics. Their optimization algorithm reportedly delivers 10-20% more revenue than basic parking on the same traffic.

ParkingCrew (Team Internet) aggregates demand from multiple ad networks including Google AdSense for Domains and proprietary demand sources. Their system selects the highest-paying ad network for each visitor in real time. ParkingCrew handles international traffic particularly well because their ad pool includes non-English advertisers.

Realistic parking revenue expectations: a generic .com receiving 50 daily type-in visitors might generate $30-150/month depending on keyword category. Finance and insurance keywords pay the highest per click ($5-15 CPC). Health and legal keywords follow ($2-8 CPC). Entertainment and general information keywords pay the least ($0.10-0.50 CPC). The vast majority of parked domains earn less than $1/month. The strategy works at portfolio scale — 500 parked domains where the top 50 performers each earn $10-50/month produces $500-$2,500/month aggregate.

Domain Leasing

Leasing lets a business use your domain without buying it outright. The lessee pays monthly or annual fees, typically 5-15% of the domain estimated value per year.

Dan.com offers built-in lease-to-own functionality that handles payments, escrow, and ownership transfer automatically. The buyer makes installment payments over 12-60 months. If they complete all payments, ownership transfers via standard registrar push. If they default, the domain reverts to you and you keep all payments received up to that point.

Example: a domain valued at $20,000 might lease for $250/month on a 12-month lease-to-own plan. You collect $3,000 over the year. If the lessee completes payments, you receive the full $20,000. If they default after 6 months, you keep $1,500 and the domain, which you can lease again to someone else.

Leasing works best for domains with clear business utility. A domain like DenverRoofing.com or VeganMeals.com has obvious leasing appeal because the lessee can immediately deploy it for local SEO, Google Business Profile, and customer acquisition. Generic investment domains without direct business application are harder to lease.

Affiliate Redirects

Domains with type-in traffic can be redirected to affiliate programs instead of parking ads. The per-visitor value is substantially higher because affiliate commissions ($20-100 per conversion) far exceed PPC ad clicks ($0.10-5.00 per click).

Common affiliate redirect setups include: finance-keyword domains forwarding to credit card or loan comparison sites (Commission Junction, FlexOffers), travel domains redirecting to hotel booking programs (Booking.com, Expedia affiliates), and tech domains pointing to software review and comparison pages (Impact, ShareASale).

A domain like BestVPN.reviews with 20-30 daily type-in visitors redirected to a VPN comparison affiliate page could generate $200-500/month, assuming a 5-10% conversion rate on $30-80 affiliate commissions per signup.

Building the Self-Sustaining Portfolio

The goal is a portfolio where passive income exceeds all carrying costs:

Portfolio: 200 domains at Cloudflare Registrar ($9.15/yr each) = $1,830/year in renewals.

Income breakdown:

  • 20 domains parked on Bodis averaging $15/month each = $3,600/year
  • 5 domains leased at $150/month average = $9,000/year
  • 10 domains on affiliate redirects averaging $50/month = $6,000/year
  • 165 remaining domains generating minimal or no income

Result: $18,600/year passive income against $1,830 in renewals = $16,770 net annual profit, before any domain sales. This is achievable within 2-3 years of focused acquisition. The key is buying domains with existing type-in traffic (check parking analytics before purchasing) and domains with clear leasing appeal to specific business categories.

Optimization Strategies

Register at the cheapest registrar. Cloudflare at $9.15/yr or Porkbun at $9.73/yr. Moving 200 domains from GoDaddy ($21.99/yr) to Cloudflare saves $2,568/year — money that drops straight to your bottom line.

A/B test parking providers. Move batches of domains between Sedo Parking, Bodis, and ParkingCrew every 90 days. Compare per-domain revenue. A domain earning $8/month on one service might earn $15/month on another because of different ad network demand.

Prune ruthlessly. Drop any domain earning less than its renewal cost after 12 months of parking. The renewal capital is better deployed on new acquisitions with traffic potential.

Layer income streams. A domain can be parked AND listed for sale simultaneously on Sedo. A leased domain can include a contract clause allowing you to sell it mid-lease at a premium price. Every name should work multiple angles.
